What is the procedure for the amalgamation of land?
The developer/landowner will engage the Registered Surveyor to carry out the cadastral survey for amalgamation of land.
For amalgamation of state land lots, the applicant / Registered Surveyor must obtain the Commissioner of Lands’ approval for the amalgamation.
For amalgamation of private land lots, the applicant / Registered Surveyor has to ensure that the lands are under the same ownership, same land tenure, (if leasehold tenure, same date of expiry of Lease) and same system of registration. He must seek the landowner’s approval for the amalgamation.
To subdivide the private land lot, the Registered Surveyor will prepare the proposed plan and submit it to URA for approval.

What should I do if I want to resurvey or subdivide my property?

The Registered Surveyor has to submit the completed survey to the Singapore Land Authority (SLA) for approval by the Chief Surveyor. For subdivision of your land, the Registered Surveyor or developer needs to seek prior approval from the Planning Department, URA.

I would like to clarify if there is any encroachment as INLIS does not show any but my neighbour claimed that there is. How can I check this?
To determine if there is any encroachment on private land, you would have to engage your own Registered Surveyor to do a survey.

How can I find out if there is an encroachment to my property or onto my neighbour’s property after an Addition and Alteration (A & A) carried out to a property?
Generally, topographic survey shows features on site in relation to site boundaries for planning purposes. It may give you an idea where encroachments are. However, in order to confirm if there is an encroachment to your property or onto your neighbour’s property, you need to engage a registered surveyor to carry out a cadastral survey for encroachment detection. This survey is submitted to Chief Surveyor for approval and is admissible to court.

What type of plans can I refer to if I need to confirm my property’s area and boundaries?
Owners can purchase relevant Certified Plan (for land)/Strata Certified Plan (strata unit) of their property from

website. These plans approved by Chief Surveyor will show the official area and boundaries of the property.
