Annual inspection programme for non-residential gas installations

It is important to have gas installations inspected annually for safety reasons. An annual inspection will test and certify that gas installations continue to be safe as gas leaks may pose a safety risk.
These annual inspections must be carried out by a Licensed Gas Service Worker (LGSW) or a Professional Engineer (PE) in Mechanical Engineering. Your LGSW/PE will advise you on the inspection requirements for your gas installation.

Gas installations on commercial and industrial premises are required to be inspected annually.

Your Premise Owner or Management Corporation Strata Title (MCST) is responsible for the gas service isolation valve to the gas meter, including the common area, in single or multi-tenanted building.

A retail consumer is responsible for the gas meter leading to the gas appliance.

The time required to carry out an inspection depends on the size of your gas installation. For instance, the inspection of a small gas installation such as a food court may take about 30 minutes to an hour. EMA does not regulate the inspection costs charged by LGSWs/PEs. You may find the list of LGSWs offering inspection services at this link and the list of PEs (Mechanical) at this link.You are advised to approach a few LGSWs/PEs to compare their quotations before deciding on one. The quotation should include the cost to inspect your gas installation.

The inspection due date for your gas installation is one year from your gas turn-on date. SPPG will send you a notification letter three months prior to the inspection due date. The letter will guide you on how to complete the inspection and submit the ‘Certificate of Fitness’ to SPPG.

SPPG has aligned its periodic inspection programme so that the annual inspections will fall within each calendar year. The latest notification from SPPG supersedes all previous notices issued.

Yes, you should keep SPPG updated of your inspection status (refer to the Inspection Notice for SPPG’s contact details) and seek an extension of the inspection deadline as soon as possible.
At the same time, you should engage an LGSW or PE (Mechanical) to rectify any defect or non-compliance found. You should then arrange for a re-inspection of the gas installation before submitting the Certificate of Fitness to SPPG.
